A working threshold structure

  • Under $250 — manager-approved with photo log.
  • $250–$1,000 — manager-approved with notification + receipt.
  • $1,000–$3,000 — owner notified, 24-hour decision window unless emergency.
  • $3,000+ — owner approval required, two bids preferred.
  • Emergencies (life-safety, water, electrical) — manager acts immediately, notifies owner same day.
