A 7-point listing checklist for Tampa single-family rentals

The checklist
- Pricing within 2% of comp band. Pull 6–10 active comps in the same submarket, normalize for square footage and condition.
- Daylight photography only. No phone shots. Wide-angle, front-elevated, all rooms.
- Floor plan sketch. Even a rough one increases qualified inquiry rate measurably.
- Listing copy under 200 words. Lead with the differentiator. End with the next step.
- Syndicate to MLS + Zillow + Apartments.com day one. Skip Craigslist.
